    My suggestion is to go the area that you are looking to move to, find a bunch of new buildings as this is where the local agencies tend to establish their offices which are trypically in a row along a street close to a new block of apartments. Make sure you quiz them and ask them to call the landlord to clarify things as they tend to tell you what they think you want to hear. If you can speak with the landlord or at least be present when the discussion is going on, you can pick up some valuable clues. Of course you will need or to be a native Chinese speaker if you are going to vet properties in an agency.

    Just a couple of pointers, based on my experience here.

    Decide in advance whether you want to live in a high rise or low rise apartment block, or a house or villa. Houses and villas are considerably more expense and usually in the outer areas. Take into consideration locality of schools, supermarkets, etc, and also subway/bus stations if you don't have a car and driver at your beck and call.
    If going for an older type apartment .. usually low rise .. be very sure to find out whether there are renovations going to take place in the block. If you signed a lease for a year, paying two months deposit .. and live with renovation noise, It will drives you crazy at times, and you can do nothing about it.
    Make sure the apartment's heating / cooling system is fully functional as it gets very cold in winter and very hot in summer. Double glazed windows are a huge plus!

    Negotiate with the landlord your furniture requirements BEFORE signing a lease. Get all the extras you need/want, if not bringing over your own furniture. Stove - OVEN - microwave - fridge - washing machine and dryer .. etc. The landlord WILL NOT give in to any further requests once the deal has been signed.
    If possible, sign only for 3 months, or 6 at the most, just in case you are not happy in the apartment / area, and wish to relocate once you find your bearings in Dalian. And .. refuse to pay more than ONE month's deposit.

    Remember - EVERYTHING is negotiable - even the rental. If an agent asks how much you're prepared to spend .. you can bet your bottom dollar that THAT will be the asking price (or more) for the apartment they show you .. even if others in the block are paying half the price. So - do some homework, and don't get ripped off in this way.

    There are lots of realtors all over Dalian. The main thing you want to do is cruise the neighborhoods you want to live in and pick out the buildings you are interested in. Then have a local help you talk with the local realtor that serves those buildings.

    Be prepared to be asked for 3-6 months rent in advance. A nice apartment in the Zhongshan area (80-90 sq. meters, 2 bedroom) runs about 3k per month. I recommend the Huston Apartments if you are looking in that area

    The best way is to ask any Chinese friends you have in the area for apartments they know of for rent or can find on Chinese classifieds online. This will keep you from paying the laowai markup. You can also find a real estate agent but expect higher rents.
